Projects rarely fail on design. They stall in the gaps — a consultant brought in too late, a code issue surfacing at permit review, a detail priced after the budget was already set. We plan the sequence before drawing starts and hold to it, so decisions land in the order that keeps the work moving.
Seven years and more than 150 Okanagan projects have shown us where schedules actually break. We front-load site and zoning analysis, bring the builder in during design so drawings get priced while changes are still cheap, and carry permitting, consultant coordination and construction administration in-house rather than handing them off.
